Essential Duties and Responsibilities

The essential functions include, but are not limited to the following:

  • Performs detailed cost estimates for self-performed work, concrete, steel fabrication and erection, rough and finish carpentry, Door and hardware Installation, specialties
  • Gathers cost data from subcontractors, suppliers, manufacturers, and engineers and continually update
  • Identifies and manages risks to budget
  • Understands, reviews, and manages project plans, specifications, and manufacturer’s data and execute estimate based upon conceptual or said documentation
  • Generates, issues, advertises, and evaluates subcontractor bid packages and bids
  • Generates RFI’s as required to ensure completeness of the bid or preliminary documents and identifies discrepancies
  • Research alternative product feasibility for potential cost savings
  • Works with the project team including Project Superintendents, Project Engineers, Foreman, and Field Staff, as well as other departments to deliver accurate estimates on-time and with desired level of quality
  • Allocates project estimates within KNCC’s accounting system using the established processes and tools
  • Reviews construction documents for completeness and constructability
  • Works with project team to track productivity to reconcile estimate production rates
  • Assists Project Managers in performing buyout while producing and negotiating subcontractor and supplier agreements defining scope requirements
  • Understands construction law, current codes and general building science and best practices

Minimum Qualifications

  • Bachelor’s degree in construction management, engineering, or related field preferred; equivalent relevant experience will be considered
  • Minimum of 2-4 years construction estimating experience required
  • Minimum of 5-8 years construction estimating experience preferred
  • Advanced computer skills with On Screen Takeoff, MS Office Suite, Project, Adobe, Bluebeam, as well as working knowledge of CAD, Revit and Navisworks
  • Ability to read and interpret blueprints
  • Ability to perform work accurately, completely, and in a timely manner
  • Ability to establish and maintain collaborative relationships with team members
  • Excellent time management, communication (written and verbal), organizational and personal effectiveness skills
  • Must be pro-active and anticipate needs of the department and demonstrate creativity in problem solving
  • Ability to formulate new systems and improve upon current systems in place
  • High ethical standards and professionalism, with regard for the protection of company interests, operations as well as its clients
  • Ability to work effectively in small cross-functional teams in meetings and on company initiatives
  • Ability to exercise independent judgment and decision making
  • Proven presentation abilities
  • Current driver’s license and insurable driving record
  • Must reside in either Portland or Bend
